1. Deciding on the Use and Dimensions
Your building's final purpose dictates its design and legal requirements. Define:
- Primary Use: Is it storage, a workshop, an office, or agricultural? (Commercial use is treated differently than domestic).
- Internal Needs: Do you need clear-span space, a mezzanine floor, or specific bay widths to fit machinery?
- Future-Proofing: Always design 10-20% larger than your immediate need to accommodate future growth
2. Navigating UK Planning Permission and Permitted Development
The need for full planning permission is often determined by the 4 key factors of Permitted Development (PD) rights:
- Location: Is your site in a Protected Area (AONB, Conservation Area)? If so, PD rights are usually restricted.
- Height and Size: Structures exceeding 4m high (pitched roof) or 3m high (flat roof), or those taking up more than 50% of the land around the original house, will likely require permission.
- Proximity: Any part of the building within 1m of a boundary, if over 2.5m tall, usually needs permission.
- Position: The building cannot be situated forward of the principal elevation (the front) of your original house.
Crucial Tip: Even if you believe your build qualifies for PD, we highly recommend getting a Lawful Development Certificate or applying for "Prior Notification" (for agricultural builds) to get formal confirmation from your Local Authority, preventing future enforcement issues.
3. Building Regulations Compliance (Safety and Standards)
Regardless of planning permission, Building Regulations apply to most new structures, focusing on safety, thermal efficiency, and accessibility. You typically need approval if:
- The floor area exceeds 30 square metres.
- The building is within 1 metre of any boundary and is constructed of combustible materials (not applicable to our steel frames, but still often a requirement
- It includes sleeping accommodation or a sanitary/heating system.

Before you order the kit, your foundation design must be complete. Factors influencing this are the size, the local ground conditions (soil type), and the building's usage (heavy point loads from machinery require more robust concrete). 5. Site Preparation and Delivery Logistics
Ensure a smooth erection phase by:
- Clearing the Site: The area for the building and a wide perimeter must be level, free of debris, and accessible.
